What is Serviced Accommodation?

Serviced Accommodation refers to a fully furnished short term rental property. It will be equipped with a kitchen and laundry facilities. The properties are often managed by a professional property management company. Serviced accommodation is used by contractors, business travellers or tourists who are looking for a more comfortable and convenient alternative to a hotel.

What is Rent-to-Rent and is it legal?

Rent-to-Rent is a type of property investment strategy where a property is rented from a landlord and then the property is sublet to guests on short-term leases. Rent-to-Rent is legal so long as you use a company / corporate let or management agreement. It is illegal under subletting to do an Assured Shorthold Tenancy (AST) agreement to another AST. To be fully compliant, the property leasehold, mortgage, plus any management company of the property must all allow short term rentals and commercial tenancies. We will provide assistance throughout the contract process, to ensure you understand and are comfortable with the process and our agreement.

What guests do we target?

Our target guests are predominantly contractors who are working on local long term projects, since this provides us with a consistent cash flow all year round. Also, depending on the area we may target working professionals attending conferences etc. and or we may also target tourists for higher weekend rates and or special events such as concerts and football matches.

How can guests be evicted from the property?

Tenants sign an AST with the landlord, for the property to be their primary residential property and can only be evicted through the courts. On the other hand, guests staying at serviced accommodation sign Terms and Conditions before booking the property which gives them only a limited right to use the property for the prepaid nightly stays. And since the property is not their primary residence, if there are any issues with a guest and they refuse to leave, we are able to involve the police.

What wear and tear can I expect on my property?

Tenants will occupy the property typically 100% of the time, since it is their main residence. With service accommodation we have occupancy rates of around 70-80% so there is actually less routine wear and tear on the property. Our Terms and Conditions also do not allow any parties and we have a minimum of 2-night stay policy to minimise that. We will also charge any guests and make right any damage a guest causes to the property.

What if I decide to sell my property?

We appreciate that your situation might change over time and you may therefore need / want to sell your property. Our contracts will guarantee your income for a long time (typically 3 - 5 years), however we also include a termination clause that you can exercise to allow you the flexibility to exit should you wish to do so. Please also approach us if you are interested in selling, because we might be interested in and able to purchase your property saving you a lot of time, money and hassle advertising it on the open for sale market.
